About Singa Advisors
Is Singa Advisors a lender? Who actually provides the loan?
No. We do not lend money directly, and we are not a bank or a licensed moneylender. Singa Advisors is a financing advisory practice. All financing is arranged through our panel of banks, financial institutions and licensed lenders. Our role is to assess your situation, match you with suitable options, and guide you from application through to disbursement.
How do you get paid? Do I pay you a fee?
You don't pay us an advisory fee. The assessment, the comparison across lenders and the help with your paperwork are all free to you. We are paid by the lender when a facility is successfully disbursed. Some lenders charge their own processing or facility fees. Where those apply, you will see them in writing before you sign anything, never as a surprise at the end.
Who will I actually be dealing with?
One person, from your first message through to disbursement. You won't be passed between departments or have to explain your situation again to a new voice each time. That's deliberate, because financing decisions turn on details that get lost in handovers.
Can you remove bad records from my credit file?
No, and neither can anyone else. Credit Bureau Singapore records are factual, and only the bureau and its member banks decide what appears and for how long. An unsettled default shows indefinitely; once settled it drops off three years from the settlement date; bankruptcy shows for five years from discharge. Anyone offering to erase an accurate record for a fee is running a scam, and the police have issued advisories about exactly that. What we can legitimately do is help you settle what is outstanding, understand what is on your file, and time your next application sensibly.
Is my personal and financial information safe?
Your documents are used only to assess your case, and they are shared with a lender only when you agree to submit an application to that specific lender. We don't circulate your file around a panel to see who bites. If you decide not to proceed, nothing is submitted anywhere.

Eligibility
How much can I actually borrow?
For unsecured bank facilities, MAS Balance to Income rules set the ceiling. If your annual income is S$20,000 to S$29,999 it is 2× monthly income per bank (up to 12× across all banks); S$30,000 to S$119,999 is 4× per bank (up to 12× across all); above S$120,000 it can reach 16× monthly income per bank. Secured facilities such as property cashout are assessed on the asset instead, so the limits work differently.
I've been rejected by banks before. Can you still help?
Very often, yes. Limited bank statements, a newer company, lower revenue or a past rejection don't automatically disqualify you, because different lenders weigh these very differently. Where the real obstacle is your credit grade, the honest answer is to fix the underlying record first, usually by settling what is outstanding, and apply once your profile is genuinely bankable rather than collecting more rejections.
Can foreigners, PRs or self employed applicants apply?
Citizens and PRs generally need at least S$20,000 annual income for unsecured bank facilities. Foreigners are typically held to a materially higher income threshold and need an employment pass with enough validity remaining. Self employed applicants are assessed on NOA and bank statements rather than payslips, which sometimes suits them better. Thresholds differ by bank, so send us your situation and we'll tell you which doors are actually open.
Will making an enquiry affect my credit score?
Talking to us doesn't. Nothing is recorded anywhere until an actual application is submitted to a lender, and that only happens with your go ahead. This matters: formal applications are recorded at Credit Bureau Singapore, and several in a short window can work against you. That's precisely why we assess first and apply selectively, rather than firing off applications and hoping.

Process, Costs & Repayment
What documents will I need?
For personal financing: NRIC, plus recent income documents such as payslips, CPF contribution history or your Notice of Assessment. For business financing: company documents, recent bank statements and financial statements. The exact pack varies by lender, so message us and we'll send the precise checklist for your case instead of a generic list.
How fast can funds be disbursed?
Bank personal loans typically take 1 to 3 working days once your documents are complete. In house car financing can be 1 to 2 working days, and private lending is often faster still. Property secured facilities take longer because a valuation is involved. We'll give you a realistic timeline for your specific case upfront, not a best case number.
What's the difference between a bank loan and private lending?
Bank loans are cheaper (from 2.65% p.a.) with tenures up to 60 months, but the criteria are stricter and the assessment is slower. Private lending is priced per month rather than per year, runs 4 to 12 months, and is assessed more flexibly. It exists for cases where speed or eligibility rules out a bank. Licensed moneylenders in Singapore are regulated by the Ministry of Law's Registry of Moneylenders, with statutory caps on interest and fees. We always check bank options first and will tell you plainly if the private route isn't worth it for you.
Can I repay early, and does that cost anything?
Most facilities can be settled ahead of schedule, but many banks charge an early redemption or settlement fee, often a percentage of the outstanding amount, and sometimes the remaining handling fee. It varies significantly by lender. If early settlement is something you're likely to do, tell us at the start: it can change which offer is genuinely the cheapest for you, even if it isn't the lowest headline rate.
